Our Selling Service

Our objective is to secure you the best possible price for your home, without providing unrealistic expectations. An agent from Gordon Hughes will call to your property at a time of your choosing and assess the value of your home based on a competitive market analysis.

Upon your instruction we will:

  • Develop a unique sales strategy for your home.
  • Provide you with advice on preparing and marketing your home to sell.
  • Full market exposure through our advertising plan (further details below).
  • Actively advise you throughout the process on general market conditions, market interest levels (including web-site hit rates) buyers feedback etc.
  • Prospective purchasers will be accompanied by appointment with an agent from Gordon Hughes, at a time of their choosing – at Gordon Hughes we always try to cater to people’s needs, hence our out of office hours. We will hold on going private viewings and hold open viewings where appropriate.
  • We will present you with all offers in a prompt fashion and assist you in evaluating each offer individually.
  • Once you have accepted an offer and a booking deposit is paid to Gordon Hughes, we will assist you in monitoring progress towards closing and help co-ordinate the settlement process.
  • The date of moving/closing will be agreed (via solicitors) by both parties. On completion day the funds will be exchanged between solicitors and the keys will normally be left with our office for collection by the new owner.
  • After the deduction of fees and outlays from the booking deposit held, we will send you a balancing statement together with balance of funds.

Steps to Selling Your Home

1. Property Valuation

The first step in the process is to find out the market value of your home. Our objective is to secure you the best possible price for your home, without providing unrealistic expectations. An agent from Gordon Hughes will call to your property at a time of your choosing and assess the value of your home based on a competitive market analysis.

2. Appoint Your Solicitor

Once you have made your decision to sell your home we advise appointing your solicitor. Your solicitor will deal with the legal formalities around selling your home. Use our legal checklist below and discuss the details with your solicitor to help your sale run smoothly.

3. BER Rating

This is completed by an independent assessor who will visit your home. The BER is broadly similar to the labels now provided with domestic appliances such as refrigerators and washing machines. All homes being marketed for sale require a BER certificate – we will be unable to market your property without a BER certificate.

4. Preparing Your Home

First impressions count! Our expert agents will discuss recommendations, if any, at your appraisal.

5. Marketing and Promoting Your Home

Our extensive marketing package ensures your home reaches all potential buyers.

6. Viewings

Prospective purchasers will be accompanied by appointment with an agent from Gordon Hughes, at a time of their choosing. We will hold on going private viewings and hold open viewings where appropriate.

7. Going Sale Agreed and Closing

When a satisfactory offer is accepted a booking deposit will be paid by the purchaser. A sales advice notice is then issued to your acting solicitor to issue contracts. After pre-contract enquiries are dealt with by your solicitor and a satisfactory survey report, the purchasers will sign the contracts and pay a binding 10% deposit. After signing is complete and the contracts are exchanged a closing date will be agreed and the purchaser’s solicitor will drawdown/transfer the balance of funds on that date.
